Property Settings
Property Settings is where you configure how your property works. To open it, select Property Settings at the bottom of the sidebar. The sidebar then turns into the settings list, with Back to app at the top to return to the page you came from.
Settings save as you make them. There is no Save button: a field saves when you leave it, and a switch or a picker saves the moment you change it. A short message names what was saved. If a change cannot be saved, the field turns red, your value stays in it, and the message says what to do next.
Who can see and change settings
To open Property Settings you need the View Settings permission, and to change the property's details you need Edit Property Settings. Some pages need a permission of their own: Team needs Manage Team Members, Subscription needs View Plan & Subscription, API keys needs Manage API Keys, and Taxes and charges and Payments need View Tax Configuration. A page you cannot open is not listed. The Property Owner holds every permission. The built-in Manager role holds View Settings, Edit Property Settings, Manage Team Members and Manage Roles & Permissions, but not the permissions for Subscription, API keys, Taxes and charges or Payments. See Users and Roles.
Finding a setting
Type in Search settings at the top of the list to filter it. The search matches page names and what is on each page, so "green tax" finds Taxes and charges and "card fee" finds Payments. If nothing matches, the list says so and repeats what you typed.
How the pages are grouped
The list has six groups. After Property, the groups match the groups of the main sidebar.
| Group | Pages | What it covers |
|---|---|---|
| Property | General, Custom fields, Team, Subscription, API keys | What the property is, who works there, what it pays Veridien and who can reach it through the API. |
| Stay | Policies, Housekeeping, Hidden reservations, Guest portal | How stays run, from reservation terms to room cleaning. |
| Guests | Inbox, Emails, Confirmations | How the property talks to its guests. |
| Sell | Channels, Reservation sources, Agencies | Where reservations come from. |
| Money | Taxes and charges, Payments, Accounting integrations, Currencies, Invoices | What guests pay the property, and how it is recorded. |
| Insights | Vesper settings | How Vesper works for the property. |
Pages for modules your plan does not include are not listed.
Property
General
The property's identity: Property name, Property type and Logo, the contact email and phone, the address and Map pin, the Timezone and Week starts on (Monday or Sunday). The name appears in the property switcher, on invoices and on reports. The logo accepts PNG, JPG or WebP up to 2 MB and saves as soon as it uploads.
The timezone is fixed when the property is created
The timezone decides how every date and time is shown: arrivals and departures, folio timestamps, report ranges and the activity log. It is fixed when the property is created so past records stay consistent, and General shows it for reference only. If you need a different timezone, contact support.
At the bottom of General, Delete this property has a Contact support button. Deleting a property removes it and all of its data, including reservations, folios, guests and reports, so support handles it for you.
Custom fields
Your own fields on guest profiles, reservation guests and reservations, such as a visa number or a dietary note. Staff fill them in on a reservation's Guests tab at registration, and custom reports can show them as columns and group guests by them. You can also reach this page from Guest portal, next to the Registration switch.
Team
Invite people, assign roles and change what each role can do. See Users and Roles.
Subscription
The property's Veridien plan, add-ons, Vesper usage and the invoices Veridien has sent you. This is what the property pays Veridien, kept apart from what guests pay the property. After you buy an add-on, the checkout brings you back to that add-on's page, which says when it is on and what to do next.
API keys
Keys for the public API, each scoped to this property. See Authentication.
Stay
- Policies. Cancellation policies, check-in and check-out times, the deposit taken when a reservation is made and when the balance is due, and the child and infant age limits used for extra-person pricing.
- Housekeeping. When an occupied room is flagged for service, when a vacant room turns dirty again after days without a clean, and whether cleaned rooms need an inspection.
- Hidden reservations. A hidden reservation stays in the system but is left out of the calendar and of financial and occupancy statistics. This page has one switch, Show hidden reservations in the list, and the list of reservations hidden now, each with an Unhide button. Hidden reservations stay out of statistics whether or not the switch is on.
- Guest portal. Whether guests can sign in to see their stay, register their travel companions and view their documents, and how the portal looks.
Guests
- Inbox. How Vesper drafts replies to guest messages, and the booking channels (Booking.com, Airbnb, Expedia) whose messages reach your Inbox.
- Emails. Which guest emails go out, when, and how they look. See Emails.
- Confirmations. What a reservation confirmation says and looks like, and which new reservations send one automatically.
Sell
- Channels. Opens Channels, where you connect Booking.com and other channels and map your rooms and rates. See Channels setup.
- Reservation sources. The sources a reservation can come from, such as your own website or an online travel agency, and the commission each one takes. See Reservation Sources.
- Agencies. The travel agencies you work with, their agents and negotiated rates, and the commission each one earns.
Money
- Taxes and charges. The taxes and service charges added to every reservation, and how the tax reports file them. See Taxes and Charges.
- Payments. The payment methods the property accepts, such as cash, bank transfer or a card type, and the processing cost of each. See payment methods and processing costs.
- Accounting integrations. Export journal entries into your accountant's chart of accounts. See Chart of Accounts.
- Currencies. The base currency, which is fixed once the property has transactions, and the other currencies you accept with their exchange rates. Each rate is your own. It is shown in both directions ("1 MVR = 0.05 USD" and "20 MVR per USD") and must be above zero. To change a rate you need Edit Property Settings, which the Property Owner and Manager roles hold. A rate change never alters the past: reservations, charges, payments, expenses and outlet settlements already recorded keep the rate they were recorded at, and a fixed cancellation or no-show penalty on an existing reservation converts at that reservation's rate. Only new postings, and the "at today's rates" figures on the Accounts page (a foreign cashbox's opening balance and transfers between two foreign cashboxes), use the new rate. The activity log names the currency with the rate before and after.
- Invoices. How invoices are numbered and issued, the tax registration number printed on them, and the invoice design. See Invoicing.
Insights
- Vesper settings. Opens Vesper's settings page: which AI features are on, the monthly spend cap, and pausing or resuming Vesper. It needs the Manage AI Settings & Spend Caps permission.
